There are several master-planned neighborhoods in the Northeast Calgary real estate market.
Older established neighborhoods such as Marlborough Park and Castle ridge, the newer lake developments, such as Coral Springs provide a range of options. Keep in mind that many of Calgary’s older communities feature homes that have already been renovated or updated.
Generally each subdivision is located near schools and contain leisure centers and community parks.
As a result, these master-planned communities are frequently favored by families with small children.
Northeast Calgary is generally regarded as one of the most affordable areas in the city. These properties can be a perfect first house for you if you are a first-time buyer on a budget. They're also great for retirees who want to downsize to a home that's easy to maintain. There is a great selection of homes ranging from budget friendly to spacious and luxurious.
Since many of these homes are newer constructions, you will be relieved to know that you will not deal with the difficulties of an older property.
Generally, the Northeast can be divided in to 3 Key Areas:
North of McKnight
This is the newest portion of the quadrant with homes ranging from the 80's to new builds and communities that are under construction currently. If you are looking for a great opportunity for your family with a focus on a more up to date home, many of the communities ranging further north offer space, up to date interiors and brand new amenities. Being so close to the airport, this is an ideal location for those who travel frequently to visit family or for work.
South of McKnight
This was some of the first land developed in this quadrant and homes found are typically constructed between 1960 and 1970. There are some great opportunities for great deals on real estate in this area, especially as some of the home feature more bedrooms than their equivalent price point in other areas of the city. We would suggest keeping an eye out for homes that have recently been remodeled -Sellers know that they are competing with nearby new suburbs and must create a compelling offering in this market. One important reason to hire a realtor is to help you find a house that is fairly priced and well maintained in this area.
Areas like Radisson Heights and Southview are denser and feel a bit more inner-city, and some developers have already began slowly gentrifying these areas with brand new infills. This is a good option if you are moving close to family in the area and have a larger budget, and from an investing standpoint this is a good move as well.
West of Deerfoot
The area East of Deerfoot Trail is typically what comes to mind when people refer to the Northeast. Calgary's main expressway and transportation artery divides North Calgary into two distinctive halves, but there is a portion of the city - ranging from Center Street North to Deerfoot - that does carry a Northeast address. This is a sizable area ranging from the Northernmost tip of the city down to Bridgeland, in the city's center. Bridgeland, Tuxedo and surrounding areas are regarded as a highly desirable and trendy part of the city. The amenities in Bridgeland are easily accessible to other parts of the quadrant through Memorial Drive, the Trans Canada Highway, and the C-Train.
Getting Around
Northeast Calgary is surrounded by convenient expressways to the North, East, and West. Memorial and 16th (The Trans Canada Highway) also get you into the inner city with ease. There are a network of busses as well as a LRT Train line running through the middle of the Northeast, connecting most of the main points of interest.
